DEPOSIT

Holding Deposit

£100 taken off your first rent

Zero Deposit – One weeks’ rent (per tenancy) * This may be a non-refundable payment

This fee is non-refundable should you decide not to proceed with your application/sign your tenancy agreement within 15 Calendar days (unless otherwise mutually agreed), or if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, or if you have given false/misleading information on the application form or any applicant fails a Right to Rent check.

Normal Deposit (if your prefer this option)

Equivalent to five weeks’ rent kept in secure deposit schemes

REFERENCING AND RIGHT TO RENT CHECKS

You will be asked to complete an application before referencing can be undertaken, you should also provide an original photographic Identification (e.g. passport, National ID card, VISA, resident permit, driving licence) and Proof of Residence (e.g. original utility bill, council tax bill or bank statement all of which much be less than 3 months old).

UNPAID RENT

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent if rent is more than 14 days overdue.

LOST KEY(S) OR OTHER SECURITY DEVICE(S)

Actual cost of replacement.

EARLY TERMINATION (TENANT’S REQUEST)

If a tenant requests to leave before the end of their tenancy, the agency is entitled to charge an early termination fee to cover the loss they have suffered in permitting the tenant to leave early. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

DURING THE TENANCY, IF PERMITTED AND APPLICABLE.

Payments in respect of utilities, communication services and council tax; Tenants remain responsible for paying their bills, which could include council tax, utility payments (e.g. gas, electricity, water), and communication services (e.g. Broadband, television license, phone). Where all or some of these payments are included within the rent, as set out under the terms of a tenancy agreement, a tenant cannot be required to pay for these services separately (but would still be required to pay any bills not included in the rent).

TENANT PROTECTION

ETB Management is a member of the Client Money Protection Scheme, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. These fees are in line with the Tenant Fees Act 2019.
